Part Exchange

Our Part Exchange scheme is all about relieving the pressure and helping you take possession of your new home as quickly as possible. It will also save you some money, as there are no agent’s fees to pay. Instead of waiting for a buyer, basically we buy your existing home from you, paying a fair market price based on valuations from independent estate agents. With all that settled, you won’t have to deal with a chain, or worry about a buyer changing their mind and pulling out. Getting stuck in a chain that’s not moving because someone else is having difficulties can be very frustrating. With our Chain Break scheme, we become that missing link and fix the chain by buying the property that’s causing the hold-up, meaning you don’t miss out on the new Millgate home that you’ve set your heart on.

Help to Buy

This is an option if you want to buy a new Millgate home with just 5% deposit. It’s a scheme that has been around for quite a few years, one that’s provided by the Government through participating developers such as Millgate. Help to Buy is an ideal choice for first time buyers who are struggling to save their deposit, but in fact anyone can use Help to Buy, subject to a few conditions.

All buyers put down 5%, and get a 20% equity loan from the Government, meaning that the mortgage is just 75% of the total cost, leading to more affordable monthly payments. The equity loan, which is interest free for the first five years, is payable in full after 25 years, or when you sell your home. Help to Buy is available on new properties costing up to £600,000, and the only restrictions are that it can only be used to buy your principal residence, and not for second homes, investment or buy-to-let properties.
