White porcelain sanitary ware combines with stylish vanity cabinets and worktops to perfectly complement the polished chrome fittings. This unashamed lavishness is reflected in the stylish tiling individually chosen by our specialist designer.

Each development has a landscaping scheme exclusively and individually designed to maximise the external areas, both in terms of hard and soft landscaping. The layout and orientation of each garden or communal area is carefully considered with trees, plants and shrubs chosen to suit the individual soil conditions. Quality seed grown turf is sourced from a specialist supplier and walls, fences and hard finishes are worked into each scheme so that there is no domination by any one material.

KITCHEN

The kitchen is equipped with a comprehensive bespoke range of floor and wall cupboards, specific plots have quartz up stands and work surfaces.

Appliances are in natural steel finish and comprise a four-ring gas hob, electric fan assisted oven, extractor hood, microwave, an integrated frost-free fridge / freezer, washer/dryer and dishwasher.

BATHROOM AND EN-SUITE

The bathroom and en-suite are equipped with white Roca sanitary ware and contemporary chrome furnishings with bespoke fitted vanity furniture.

Floors are ceramic tiled, walls are tiled to half height and full height tiling is applied to the shower the cubicle.

DECORATION AND FINISH

All internal walls have a plaster finish and emulsion paint.

Ceilings throughout are smooth set, coved and finished with emulsion paint.

ELECTRICAL INSTALLATION

Each apartment features a comprehensive electrical system including low-voltage chrome rimmed ceiling down-lighters throughout.

Light switches are in chrome and a dimmer switch is provided to the living room.

A generous supply of double power sockets is standard.

External lighting is provided at various locations.

A mains fed smoke detector with battery back-up is provided in accordance with current regulations.

Extractor fans are fitted to the bathroom and en-suite.

TELEVISION AND TELEPHONE

Television points are located in the living room, bedrooms and in certain plots to the kitchen / breakfast area.

A communal satellite/ terrestrial television aerial is provided to allow purchasers subscription subject to service provider.

Telephone outlets are located in the living room, bedrooms and adjacent to the intruder alarm control panel to allow purchaser connection and subscription to a monitored service if required.

SECURITY

An approved hardwired security system is fitted within each apartment.

An audio entry system controls visitor access to the apartment buildings.

CENTRAL HEATING

A highly efficient gas-fired central heating system is provided in conjunction with a pressurised hot water cylinder to the two bedroom apartments. The one bedroom apartments incorporate a gas-fired combi heating system.

A back-up electric immersion heater is fitted to the hot water cylinder.

Where appropriate radiators are fitted with individual thermostatic controls.

DOORS

Internal doors throughout are flush oak effect, equipped with chrome furnishings.

WINDOWS

Sealed unit PVCu double glazed windows with Espagnolette security-locking mechanisms are fitted except to plots 7–15 inclusive which have timber painted frames.

COMMUNAL AREAS

Internal walls have a plaster finish and emulsion paint. Ceilings throughout are smooth set, coved and finished with emulsion paint.

The staircase has an American white oak handrail and newel posts with white painted stop chamfered spindles.

Communal entrance halls, staircases and landings are carpeted with an entrance mat well.

Lighting to the interior of the communal areas is provided by the use of censor controlled low-voltage recessed chrome ceiling down-lighters.

INSULATION

Insulation is provided to meet the latest NHBC thermal regulations.

EXTERNALLY

The driveway is finished with a black tarmac surface and edged with granite sets.

Sensor/ timer controlled lighting is provided around the exterior.

Cold water taps are located in selected locations.

GROUNDS

The patios and paths are finished in Riven paving.

Gardens are laid to lawn with quality seed grown turf including areas of planting.

GARAGING

Each apartment has been pre-allocated either a carport or under croft car parking space.

NHBC

The National House Building Council will independently survey the property during the course of construction and, upon satisfactory structural completion, issue their NHBC Buildmark warranty.
