THE ULTIMATE SPECIFICATION

Each apartment at Imperial Court is built to the very highest of standards using quality materials. In keeping with the characteristic Millgate style, the imposing external appearance of Imperial Court has been achieved by blending best quality stock bricks with Portland stone and a mixture of natural slate and clay roof tiles. The time consuming use of double struck pointing individually frames each brick, creating an aesthetically pleasing effect and a distinctive character time-softened appearance rarely seen with new properties today.

KITCHEN

The kitchen is fitted with a comprehensive range of bespoke walnut finished floor and wall cabinets, with 30mm quartz stone* worktops and 100mm upstands. An under-mounted one and a half bowl stainless steel sink with waste disposal and a single lever tap with pull-out spray complete the design.

A full complement of stainless steel Siemens appliances provides for your every need, incorporating a single electric oven with side opening door and microwave oven.* A fully integrated frost-free fridge/freezer, dishwasher and washer/dryer are provided together with a four zone ceramic glass hob.

Stylish ceramic floor tiles complement the quartz stone* worktops and upstands.

BATHROOM AND EN-SUITE

The bathroom and en-suite are fitted with white sanitary ware from Villeroy and Boch. Bespoke vanity cabinets and stone* worktops complement the polished chrome fittings and have been chosen from the Hansgrohe collection.

The bathroom and/or en-suite incorporates either a panel-enclosed bath with mixer tap and hand shower attachment or shower cubicle complete with a clear glazed door. A WC and a vanity washbasin complete the suites.

Each cloakroom features a WC and vanity washbasin.

Mirrors are fitted to the bathroom, en-suite and cloakroom.

All wall and floor tiles have been selected from Domus with walls tiled to full height in shower cubicles and bath areas and half-height tiling elsewhere. Complementary floor tiles are provided.

Chrome finish towel ladder radiators are provided to the bathroom and en-suite.

DECORATION AND FINISH

Internal walls are finished in gardenia with the bathroom and en-suite walls finished in white. Woodwork is finished in white satinwood. Ceilings throughout are smooth set with a decorative plaster cornice to principal rooms and sculptured coving to the remainder of the rooms.

ELECTRICAL INSTALLATION

Each apartment features a comprehensive electrical system including chrome rimmed down-lighters to all rooms. Light switches are in chrome and are neon backlit to enable easy position recognition in the dark.

The living room and master bedroom also have switched lamp facilities.

A generous supply of double power sockets is standard together with extractor fans to each bathroom and en-suite.

A shaver socket is fitted to either the bathroom or en-suite. A mains fed smoke detector with battery back-up is fitted to all apartments and communal areas.

TELEVISION AND TELEPHONE

Television points are located in the living room and all bedrooms. A communal satellite / terrestrial television aerial facility is provided to allow for purchasers’ subscription to satellite TV and Sky+. An FM aerial point is located in the living room. Telephone outlets are supplied to the hall, living room and all bedrooms.

SECURITY

Full security, fire and alarm systems are linked to the Concierge. A video entry system is fitted to all apartments.

CENTRAL HEATING

A highly efficient central heating and hot water system is provided.

In some of the kitchens a plinth heater will be provided instead of a radiator due to design constraints.

DOORS AND WARDROBES

Oak effect flush internal doors are equipped with chrome furnishings. Bespoke wardrobes with mirrored sliding doors are fitted to all bedrooms.

WINDOWS

Sealed unit white PVCu double glazed windows with espagnolette security locking mechanisms are fitted throughout.

COMMUNAL AREAS

The communal drawing room will be fully furnished to include wiring for a stereo system and television.

Internal walls and ceilings are finished with emulsion paint. Ceilings are a smooth finish and complemented by a decorative plaster cornice.

The staircase has an American white oak balustrade, newels and soft wood painted spindles.

Electric heaters will be fitted.

A letter box is provided to each apartment.

Lighting to the interior of the communal areas is provided by the use of sensor controlled, low-voltage, recessed chrome down-lighters fitted to the ceilings and wall mounted up lighters.

EXTERNALLY

An electronically operated pair of gates provides access to the underground car park.

The driveway is finished with a tarmac surface bordered with granite sets.

Sensor/timer controlled lighting is provided around the exterior.

Cold water taps are provided to the rear of the apartments, to the underground parking area and to the bin store.

GROUNDS

The gardens are designed by an award winning Chelsea Gold Medalist and incorporate a woodland path and trail around the perimeter to Imperial Court with individual formal and informal gardens.

Private and communal patios and paths are paved.

*Please note apartments 6, 7, 8, 16, 17, 18, 31, 32, 33 and 37 will be fitted with laminate worktops to the kitchen and bathroom and will exclude the microwave.
