KITCHEN AND UTILITY ROOM
- The kitchen/diner is fitted with a comprehensive bespoke range of floor and wall cupboards with laminate work surfaces and a one and a half bowl stainless steel sink, complemented with ceramic splash back and floor tiling.
- Appliances are in natural steel finish and comprise a four ring gas hob, electric fan assisted oven, extractor hood, an integrated frost free fridge/freezer, dishwasher and a microwave oven.
- Washer/dryers are fitted to plots 2–12 inclusive. Plots 1, 13 & 14 have a freestanding washing machine and tumble dryer in the utility room.
BATHROOM, EN-SUITE AND CLOAKROOM
- The bathroom and en-suite are equipped with white Roca sanitary ware with contemporary chrome Hansgrohe furnishings and bespoke fitted vanity furniture.
- Walls are half tiled with full height tiling to shower cubicles and a complementing floor tile.
- Chrome finish towel rails are provided to the bathroom and en-suite.
DECORATION AND FINISH
- All internal walls have a plaster finish and emulsion paint.
- Ceilings throughout are smooth set, coved and finished with emulsion paint.
ELECTRICAL INSTALLATION
- Each home features a comprehensive electrical system including low-voltage chrome rimmed down-lighters fitted to the ceilings throughout with the exception of the conservatory.
- Chrome finish light switches are fitted to the ground floor and landing and a dimmer switch is provided to the living room.
- A generous supply of double power sockets is standard.
- External lighting is provided to the front and rear.
- A mains fed smoke detector with battery back-up is fitted to the entrance hall and landing.
- Extractor fans are fitted to the bathroom and en-suite.
- A shaver socket is located within the vanity unit of the master en-suite.
TELEVISION AND TELEPHONE
- Television points are located in the living room, kitchen/diner and all bedrooms, (also in study of plots 1 & 12), wired to a central position in the loft with an adjacent power supply for purchaser aerial installation.
- Television points incorporate satellite wiring to enable purchaser connection and subscription to Sky subject to availability.
- Telephone outlets are located in the living room, kitchen/diner, all bedrooms (also in study of plot 1 &12) and adjacent to the intruder alarm control panel to allow purchaser connection and subscription to a monitored service if required.
SECURITY
- An approved hardwired security system is standard.
CENTRAL HEATING
- A highly efficient gas-fired central heating system is provided in conjunction with a pressurised hot water cylinder.
- The pressurised system provides equally pressured hot and cold water eliminating the need for tanks in the roof space and pumps for showers.
- A back-up electric immersion heater is fitted to the hot water cylinder.
- Where appropriate radiators are fitted with individual thermostatic controls.
DOORS
- Internal doors throughout are flush oak effect and are equipped with chrome furnishings.
STAIRCASE
- The staircase has an American white oak handrail and newel posts with white painted stop chamfered spindles.
WINDOWS
- Sealed unit white PVCu double glazed windows with Espagnolette security-locking mechanisms are fitted throughout.
FIREPLACE
- A standard fireplace opening with gas supply is provided for purchaser installation in plots 1, 10, 11, 12 & 14.
INSULATION
- Insulation is provided to meet the latest NHBC thermal regulations.
EXTERNAL FINISHES
- Gardens to front and rear are laid to lawn with quality seed grown turf including areas of planting.
- The development driveway is finished with a Tarmac surface edged with granite sets.
- Patios and paths are finished in riven paving.
- Cold water taps are fitted externally to the rear of plots 2–12 and to the external wall of the utility room of plots 1, 13 & 14.
GARAGE
- Plots 1, 10, 11, 12, 13, & 14 have a garage with an electronically operated up and over door and internally light and power is provided.
NHBC
- The National House Building Council will independently survey the property during the course of construction and, upon satisfactory structural completion, issue their NHBC Buildmark warranty.
