Millgate Homes expands horizons
Twyford-based developer Millgate Homes, renowned for building homes of distinction in some of the Thames Valley’s finest locations, is looking increasingly further afield in its search for premium sites. 2006 has seen the Company expand into Hertfordshire and Kent, where major projects are now underway, supplementing established operations in the ‘traditional’ Millgate territory of Berkshire, Surrey, Oxford and Hampshire. The Kent development will see Millgate build eight country homes with sales values between £3 million - £4 million and in Herts two country houses are taking shape at prices yet to be released.
This expansion has been a natural progression, given the Company’s impressive growth since it was established in 1988. During the last seven years annual turnover has risen from £10m to £60m. This rate of growth is set to continue, with turnover expected to break £100 million by 2009/10. In addition to the geographic expansion Millgate have also entered the fast growing residential retirement market with £40m of turnover from sites already started or due to start during the next two years.
While finding suitable new land to purchase is the greatest challenge faced by any developer, Millgate Homes has been at a natural advantage thanks to a streamlined organisation and short lines of communication, meaning that purchasing decisions can be made rapidly and action quickly taken when an opportunity arises.
Specialising in land with or without planning permission and with considerable expertise in resolving difficult planning problems, Millgate has time and again made a success of sites which have previously proven problematic. This can be attributed to a combination of excellence in design, an award winning product which sits well in the existing built environment, coupled with strong relationships developed with vendors, planners and local communities.
While the majority of Millgate developments are on brownfield sites, the Company will evaluate most land opportunity, small or large, and has the skills to deliver a successful outcome for all concerned, as Land Director Nick Jackson explains:
